5. A demographic analysis of wealthy Indians. (education, income level, children, consumption habits, news sources, etc.)
6. What news sources non-resident Indians go to keep in touch with local Indian news.
7. Bangalore luxury apartment competitive analysis.
8. Most important selling points for people seeking luxury units in Bangalore.
9. Where sales for luxury apartment sales in Bangalore come from.

Early Findings

Wealthy Indians

  • "The top 10% of the Indian population holds 77% of the total national wealth."
  • "There are 119 billionaires in India. Between 2018 and 2022, India is estimated to produce 70 new millionaires every day."
  • For the fiscal year 2018-19, Indian billionaires' total wealth was higher than the entire Union budget of India, which was at INR 24422 billion.
  • High net worth individuals (HNI) are focused on preserving, protecting, and growing their wealth and also allocating investments towards philanthropic initiatives and causes.
  • Indian HNIs are also exploring social impact investing.
  • India's wealthy put over 37% of their investments in Real Estate.


  • Karnataka, the state where Bangalore, Off Hennur Road, Hosahalli, and Thanisandra Main Road is, had a per capita income of Karnataka 210,887 rupees in 2018-2019.
  • Maharashtra, the state where Bavdhan is, had a per capita income of 176,102 rupees in 2017-2018. Data from 2018-2019, was not available.
  • "Maharashtra has the highest GSDP among 33 Indian States and Union Territories."

Real Estate Ownership in India

  • "India prohibits foreigners from buying land."
  • According to India’s Ministry of External Affairs, a "foreign national of non-Indian origin, and a resident outside India, cannot purchase any immovable property in India unless such property is acquired by way of inheritance from a person who was resident in India."
  • "India allows foreigners to lease, but not exceeding five years. Foreign residents, however, may purchase land but only under certain conditions."


  • For the initial hour, we tried identifying as much of the requested information as possible. We were able to identify some early insights on wealthy Indians, foreign ownership of property in India, and income levels of Indian states.
  • A breakdown of income levels of the surrounding areas of Thanisandra Main Road, Bengaluru, Bavdhan, Off Hennur Road, and Hosahalli did not appear available on a public search, However, we were able to identify income levels of the states these areas are in (Karnataka and Maharashtra) which were described above.
  • Additionally, we found that foreign ownership of land or immovable property in India is not allowed. This suggests that there are probably few if any Americans buying luxury properties in India and Bangalore unless they have met certain conditions.
